Check Your Roof !

Your house is probably the biggest asset you have and is likely to appreciate considerably in value over the long term. However maintenance is vital to maintain this asset - in particular the roof! This is where major problems can develop partly because it is not easy to check or repair. Your roof needs to be checked on a regular basis, ideally once every three years, in order to forestall any problems developing.

There are a number of things that you can do to 'Help Your Self'!  Roofs need to be monitored on a regular basis in order to prevent severe problems in the future. You should be checking:-

Gutterering and Downpipes to ensure that they are not leaking or blocked by dead leaves, etc. 
Loose or Missing Roof Tiles or Slates
Damaging Flashing around chimneys or in valleys
Loose coping stones or faulty pointing in party walls or chimneys
Leaking pitched or flat roofs
Damp patches in ceilings or on walls (both inside and outside)

Consequences

There are severe consequences for failure to maintain a roof properly. At the very least there may be discoloured ceilings and floors and at the very most severe damp in the walls and possibly wet or dry rot. You may also lower the value of your property quite considerably. Money spent on maintenance is never wasted.

Equipment Needed

Some of this checking can be done from the outside from the ground using a pair of binoculars, or inside the loft using a torch. More detailed inspection will need a ladder. Safety is of paramount importance when using a ladder. Ensure that it is tied to a strong point at the top and that the ladder is secured at the bottom. It is helpful to have an assistant at the bottom when you go up the ladder. If you are not a professional do not attempt to walk on the roof as it is extremely dangerous.
